New owners plan to develop BSB Garage on Altofts Road, Normanton

A petrol station and vehicle repair/MOT business, which was so popular its property agent had to change his phone’s voicemail to field calls for it, has been sold to Mahadevan and Pavatharini Balamyuran.

In fact, 21 offers were made on BSB Garage on Altofts Road, Normanton, within two weeks of the West Yorkshire business hitting the market, says Christie & Co’s Andy Birnie.

“It was insane, within 20 seconds of the email campaign going out we had an enquiry which went on to become the first offer,” he says.

The Tate Oil canopied business, owned by the same family since 1961, is on a prime 0.918 acre plot and has potential for development.

Opposite a busy supermarket, it has strong passing traffic, and is close to a major new residential development. Its fuel volume stands at 1.1mlpa.

The purchasers already own two petrol stations and two convenience stores, and plan to develop the site which has a five-pump island, and extensive parking.

The husband and wife team – known as Myuran and Dharin – say that the acquisition is part of their “continued growth strategy”, and that they plan a “comprehensive programme of investment and improvement”.

They plan to install new fuel pumps offering all fuel grades; to renovate the 196sq ft shop to include an expanded retail offer, introducing off-licence and food to go, and to extend its opening hours.

They are also exploring joining a major symbol group, and switching fuel supplier, as well as upgrading the workshop.

“With over 20 years of experience in the industry, we have successfully owned and operated multiple petrol stations and convenience stores across the UK,” says Myuran.

“We currently manage four other businesses nationwide, and our approach has always been centred on identifying opportunities to enhance sites so they better serve their local communities,” he adds.

“We are passionate about transforming businesses into thriving community hubs and are committed to identifying and filling gaps in the local area to better meet customer needs.”

Andy Birnie worked with his colleague Steve Riley on the sale. They say that their experience with BSB Garage reflects the continued demand for “well-located roadside opportunities with redevelopment scope”.

They add: “The response to BSB Garage was exceptional, reflecting both its strong trading fundamentals and its impressive future potential.

“We are delighted to have secured such a positive outcome for the retiring owners.”

Former owner David Bennett, who has been considering retirement for a number of years, thanks Christie & Co for its role in the sale.

“I would particularly like to thank Andy and Steve for their expertise and professionalism through the whole process and wish Myuran and Dharini all the best for the future.”
