Proposals from MFG to construct a new Greggs ‘pod’ building behind a filling station in Coventry, West Midlands, have been turned down by the local authority over concerns the project would have an “overbearing impact” on nearby residential properties.

The firm wanted to add a new Greggs concession in a separate building measuring roughly 15m by 6.5m, together with parking bays.

But planners from Coventry City Council refused permission for the project after ruling the pod would create an “unacceptable sense of enclosure” for those living in nearby homes.

The Greggs building would have stood 3.4m tall at its highest point, and planning officers said it would bring “substantially restricted” views for the neighbouring properties.

The council also highlighted the project would have brought with it increased noise and traffic, including “the potential for use of the site by delivery drivers, by operators such as Deliveroo”.
