The poperty sits on a crossroads near a major supermarket

A former petrol station near Wokingham, Berkshire, currently operating as a hand car wash and café, is coming up for auction with a guide of £800,000.

Historical satellite imagery indicates the site hasn’t traded as a filling station since at least 2008, while the current tenant’s lease runs until October 2031 and generates annual rent of £57,000.

While those constraints may put off some retailers, the 0.34-acre site is in a prime location in Winnersh, a suburban village between Reading and Wokingham.

The plot is less than a mile from Junction 10 of the M4 on a crossroads with the A329 Reading Road and the B3030, and is a stone’s throw from a major Sainsbury’s.

Wokingham has been a hotbed for housing developers in recent years, with a new garden village of almost 4,000 homes currently making its way through planning, and a further 2,500 proposed under South Wokingham Strategic Development plans.

The site is being auctioned on livestream by Acuitus on October 30.
