A husband and wife team are selling Kinlochewe Service Station: a rural forecourt in the north west of Scotland which they describe as “pretty unique”, offering a Highland lifestyle with a three-bedroom bungalow on site.
Sharon and David McLean have owned the business on the A832 at Kinlochewe, Wester Ross since 2016. They left office jobs and made the move to the Scottish Highlands with their family to “start a new adventure”.
Now they are retiring from the industry for family reasons. “We’re getting older and we want to free ourselves up a bit, with parents in their 80s and grandchildren to leave to the US,” says David McLean.
Sharon McLean adds: “We bought the place in 2016 and now in our 10th very successful year we are selling to move closer to our family. Our sons were at school and uni when we first all moved up here, but they are now adults with their own successful careers and family.”
The 0.27 acre plot, just over 20 miles from Ullapool, benefits from being in a tourist hot spot with a camp site and holiday cottages on its doorstep.
The couple have developed the two island petrol pump forecourt to have a café with seating for 30 people, alongside a shop with chilled and frozen food, alcohol and souvenirs.
The area is renowned for catering for a host of outdoor pursuits including mountaineering, hill walking, cycling and fishing. Kinlochewe has a population of around 70 people, but the village sits on the North Coast 500 scenic tourist route so customer numbers grow significantly during spring and summer.
Fuel volume hit 0.58 million litres in the year ending March 31, 2025, with 24-hour pay at pump, and supplies from Gleaner until October 2026,

The couple appointed Christie & Co to market the business at offers in excess of £700,000, with the cost of wet and dry stock on top.
They say: “We are in perfect shape for the next owners to pick up where we leave off from day one, to continue this Highland adventure. As well as pouring love and investment into the business our three-bed detached bungalow has also been completely refurbished and is now a great family home.
“Our mission over the last 10 years since buying Kinlochewe Service Station has been to build a thriving business serving the needs of locals and visitors alike in the heart of our community. Our family run petrol station, grocery shop and café has achieved that goal and grown into a very successful enterprise.”
They add: “Kinlochewe is a great place to live with a real community spirit, and the most breath-taking scenery on your doorstep. This opportunity offers a way to enjoy living in a beautiful part of the world with the means to earn a very good living, via a proven successful business that you can mould to whatever suits your lifestyle while being rewarded with many happy customers and excellent profitability.”
