Welcome Break has applied for planning to upgrade Muskham Services

Welcome Break has applied for planning permission to redevelop Muskham Services on the Great North Road – part of the A1 trunk road near Newark.

The site was initially a small forecourt before it was redeveloped in 1963, with a larger garage building and multiple pumping stations. The services facility was further enhanced in 1965 with the addition of a Little Chef following completion of A1 improvements and latterly with a Travelodge motel.

Today, the facility comprises a PFS, which includes three fuel pumps for domestic vehicles and two for HGVs, a 228sq m shop, a 495sq m Greggs/Burger King unit and a vacant former Travelodge motel building. 

Welcome Break wants to demolish the existing Burger King/Greggs unit, the vacant former Travelodge, HGV fuel pump island and canopy, and erect a new amenity building, new HGV pump island and canopy, and car parking including 18 x 150KW+ EV charging spaces, landscaping and associated works. In total there would be 82 parking spaces comprising 55 standard spaces; five disabled spaces; four staff spaces; and the 18 EV charging spaces.

Welcome Break says the existing Muskham Services does not provide the level of services expected by today’s drivers. “The existing buildings, which include a vacant former Travelodge motel, are tired, outdated and detract visually from its surroundings,” the company explains.

The proposed development will generate approximately 10 new jobs at the site, – which are in addition to the existing 30 jobs. “The economic benefits arising from the proposal comprise a material consideration in the determination of the application,” says Welcome Break.
