
A site in Pembury near Tunbridge Wells, which houses a Rontec forecourt, goes up for auction on October 30 with a guide price of £2.55m.
The Top 50 Indie recently extended its lease for the site. It now expires in June 2045 with a June 2040 tenant break option.
The site has an Esso branded forecourt with Morrisons Daily convenience store. The particulars for the site state: “The property comprises a modern convenience store and petrol filling station with eight pumps beneath a steel canopy and a single storey convenience store of approximately 268.81sq m (2,893sq ft). Gross external area of the site is 0.11Ha (0.28 acres), and it benefits from a long frontage onto Pembury High Street.
Auction house Acuitus describes Lot 29 as a ‘long income petrol filling station opportunity’. Rent per annum is currently £165,611 rising to £182,847 in 2030 and £201,878 in 2035.
The petrol station is on a busy crossroads, near to Tunbridge Wells Hospital and a large Tesco superstore, which has no forecourt on-site.
