XL Planning Ltd has submitted plans for a mixed-use commercial development comprising a service station, 22 business units and access from the A39 Lake Roundabout in Tawstock, Barnstaple, Devon.

Its application was submitted in support of an outline planning application for a service station of approximately 9,560sqm located in the northeastern corner of the site and 22 business/industrial units measuring 24mx12m with associated access and parking.

The application says the service station’s location is ideal for easy access from the A361/A39, a popular strategic route known as the Atlantic Highway. And XL Planning says it has interest from a potential occupant.

The company also says the proposal will deliver a number of benefits and that it is a sustainable development.

“The proposed development will be a useful addition to the Atlantic Highway at this strategic location; the filling station will fulfil a need for travellers including tourists who will contribute significantly to the local economy. With the prospect of fast EV chargers, the proposal points to supporting sustainable travel options in an area that has the perception of being out on a limb.

“The business units will deliver jobs, economic growth and potentially opportunities for upskilling of the local workforce. The consequent benefits of the development can assist the local economy repair after the recent pandemic. These are all positive outcomes from this proposal that are significant material considerations that indicate that permission should be granted.”

The proposed site is near the 18th century Grade II listed Tawstock Tower, but XL Planning says its development would not be visible from the Tower.

There have already been numerous objections to the plans from members of the public, who say there are enough petrol stations in the area.
