Documentation, or the lack thereof, saw permission to reinstate a filling station on the site declined

Plans to reestablish a petrol station on a site currently trading as a hand car wash have been refused by Walsall Council.

Raceway Fuels applied for permission to demolish existing structures on the site and build an all-new forecourt, complete with EV charging, but a lack of detail in planning documents saw the application turned down.

Walsall Council officers said that no floor plans had been submitted for the retail unit, preventing proper assessment of the project, with the plans marked “to be confirmed” where the kiosk’s internal setup should have been detailed. Planners also highlighted that design drawings for the shop did “not scale correctly”. 

Officials added that while the site on Wolverhampton Road, which is currently occupied by a valeting business called Prestige Gleam, is close to residential buildings, not enough information had been provided regarding noise assessments. Similarly, insufficient data was provided about potential ground contamination, while the planners warned that safe and convenient pedestrian movement was not detailed, and swept-path analyses for vehicle movements on the site “have little margin for error”.

Issues relating to biodiversity net gain, coal mining risk assessments, and the health of trees around the site were also cited as the council’s head of planning and building control signed off on the project’s refusal.
