Roadside acquired the site for £1.25m last year

Just weeks after revealing it has “big aspirations” to become a serious player in the forecourt business, Roadside Real Estate has applied for planning permission to knock down and rebuild a former Sainsbury’s filling station in Coventry.

Roadside acquired the Coventry site in July last year for £1.25m, and has now finished putting its plans for the project together. Its application to Coventry City Council shows Roadside intends to demolish all existing structures, installing a four-pump-island forecourt fronting a new shop with 1,830sq ft of retail space in their place.

Roadside is also set to add two jet-wash bays to the site, which lies to the north of the city centre, and is attached to what used to be a Sainsbury’s supermarket, which closed in 2023.

The firm is in the process of buying Gardner Retail’s six forecourts, and counts former BP director David Phillpot as its chief operating officer

A separate planning application was approved by the council in September last year, and will see investment firm Charterhouse Property Group turn the former supermarket into a self-storage facility, while the car park will play host to a 10-bay EV charging hub.
